DAL Ohio LLC ("we", "us") is a real estate acquisition company based in Ohio. This policy explains what personal information we collect, why we hold it, who we share it with, and what you can ask us to do about it.

What we collect

We collect only what we need in order to talk to owners about property. That is:

• Contact details — name, mailing address, telephone number, email address.
• Property information — the address and characteristics of a property, and publicly recorded ownership information.
• Our conversation with you — notes of calls, emails, and text messages, so that we remember what was discussed and do not ask you the same thing twice.
• Messaging preferences — whether you have agreed to receive text messages and whether you have asked us to stop.

Where we contact an owner we have not spoken to before, that contact information generally comes from public records or from a commercial data provider, not from you directly.

What we do not collect

This website does not use cookies, analytics, or advertising trackers. There is no form on this site. We do not build profiles of visitors and we cannot identify you from visiting these pages.

For completeness: these pages load two typefaces from Google Fonts, so Google's servers receive your IP address in order to deliver them. That is the only request this site makes to anyone other than our own host, and it is not used by us for any purpose.

How we use it

• To contact owners about buying property, and to follow up on those conversations;
• To evaluate whether a property is one we want to purchase;
• To prepare and negotiate offers, and to complete a purchase;
• To honour your preferences, including a request to stop contacting you;
• To meet our legal and record-keeping obligations.

Who we share it with

We do not sell or rent your personal information. We do not sell, rent, or share your mobile telephone number or your text-messaging consent with any third party for their own marketing purposes.

We share information only where it is necessary, and only with:

• Service providers who act on our instructions — for example the software we use to keep our records and to send email or text messages. They may use your information only to provide that service to us.
• Professionals involved in a transaction — such as a title company, attorney, lender, or surveyor, where a purchase is actually in progress.
• Authorities, where we are required to disclose information by law.

How long we keep it

We keep information about a property and our conversations for as long as we may reasonably want to speak to that owner again, and for as long as we are required to keep records of any transaction we complete. If you ask us to delete your information, we will do so except where we are legally required to keep it.

How we protect it

We limit access to our records to the people who need it, and we use password protection and multi-factor authentication on the systems that hold them. No system is perfectly secure, but we do not hold payment card details or social security numbers in the ordinary course of what we do.

Your choices

• Stop text messages — reply STOP to any message from us. See our SMS & Messaging Terms.
• Stop all contact — email us and we will not contact you again.
• See, correct, or delete what we hold about you — email us and ask. We will respond within a reasonable time.

Depending on where you live you may have additional rights over your personal information. If you want to exercise them, write to us at the address below and tell us what you would like us to do.

Children

What we do is not directed at children, and we do not knowingly collect personal information from anyone under 18.

Changes to this policy

We may update this policy. The effective date at the top of this page shows when it was last changed.
